Rental Application Frequently Asked Questions


  • What are the income requirements?

    Monthly income should generally be 2–3 times the monthly rent, depending on the property. All income must be verifiable.

  • What if I am paid in cash and cannot provide proof of income?

    If you are unable to provide acceptable proof of income, your application will be denied. A letter from your employer alone is not considered sufficient proof of income.

  • Can my dependent’s income be used to qualify?

    Yes, if the dependent is 18 years of age or older and completes the application process as required.


  • How long does it take to process my application?

    Once all required documentation has been received, application processing typically takes 2–4 business days.

  • Can you hold a property while my application is being processed?

    Yes. A property may be held by placing the full security deposit while your application is being reviewed.


    • If your application is denied, the security deposit will be returned. 
    • If your application is approved and you later decide not to move forward, the security deposit will not be refunded.
    • Please ensure you are certain before placing a deposit. 

  • What forms of payment are accepted for security deposits?

    Security deposits must be paid by cashier’s check or money order only. Cash and personal checks are not accepted for security deposits.

  • How soon do I need to sign the lease after approval?

    Once all applicants are approved, the lease must generally be signed within 2–3 weeks from the date the deposit was placed.

Application Requirements


  • Who must complete an application?

    All occupants 18 years of age or older who will reside at the property must complete an application and sign the lease.

  • How much is the application fee?

    There is a $45 non-refundable application fee for each applicant age 18 or older.

  • What does the application fee cover?

    The application fee covers:



    • Credit Check 
    • Criminal Background Check 
    • Social Security Number Verification 

  • Is the application fee refundable?

    No. Application fees are non-refundable, regardless of whether the application is approved or denied.

  • Can I transfer my application to another property?

    Yes. Applications may generally be transferred to another available property within 60 days of submission.

Required Documentation


  • What documentation do I need to provide with my application?

    Applicants may be required to provide:


    • Valid government-issued photo identification (Driver’s License, State ID, Military ID, etc.) 
    • Social Security Card or ITIN documentation 
    • Two most recent pay stubs showing applicant name and pay date 
    • Documentation for additional qualifying income such as: 

    -Child Support 

    -Alimony 

    -TANF 

    -Social Security Income 


    • Self-employed applicants may provide bank statements 

  • What forms of income documentation are NOT accepted?

    The following are generally not accepted as proof of income:


    • Unemployment income 
    • W-2 forms 
    • 1099 forms 
    • Tax returns 

  • Do I need to provide pet information?

    Yes. Photos of pets may be required. Most properties have a maximum of two pets, though restrictions vary by property.

  • Can additional documentation be requested?

    Yes. Additional documentation may be requested during the application review process.

Rental History, Credit & Criminal Background


  • Will I be denied if I have an eviction?

    Each application is reviewed individually. Factors such as the age and circumstances of an eviction may be considered.

    Additional requirements may include:



    • Increased security deposit 
    • Co-signer/guarantor 
    • Additional screening requirements 
  • Will I be denied if I have a criminal record?

    Applications are reviewed on a case-by-case basis. Factors considered may include:



    • Nature of the offense 
    • Severity of the offense 
    • Length of time since the offense occurred 


    Additional conditions may apply depending on the circumstances.


  • What if I do not have rental history?

    Lack of rental history does not automatically result in denial. However, additional requirements such as a co-signer or increased security deposit may be required.

Security Deposits & Approval Decisions


  • Can I make partial payments toward the security deposit?

    No. Security deposits must be paid in full.

  • How will I know if I am approved or denied?

    Applicants will be notified once the application review process has been completed and all required documentation has been received.

  • What are some reasons an application may be denied?

    Reasons for denial or additional approval conditions may include, but are not limited to:



    • Insufficient or unverifiable income 
    • Lack of rental history 
    • Poor rental history 
    • Prior evictions 
    • Criminal history concerns 
    • Negative credit history 
    • Excessive collections or returned checks 
    • Too many pets for the property 
    • False or misleading information on the application

Assistance Programs & Third-Party Payments


  • Do you accept third-party rental assistance?

    Yes. Third-party assistance programs may be accepted, including but not limited to:



    • Section 8 
    • OACAC 
    • HSI 
    • Other approved assistance programs 

Pets, Service Animals & ESA Policies


  • What if I want to get a pet after moving in?

    All pets, Service Animals, and Emotional Support Animals (ESAs) must be approved prior to being brought onto the property.


  • What happens if I have an unauthorized pet?

    Unauthorized pets may result in:



    • Lease violation notices 
    • Fines and fees 
    • Possible eviction proceedings 

  • Are Service Animals and ESAs considered pets?

    Service Animals and ESAs are treated as pets until all required documentation supporting the disability-related need has been received and approved.

  • Will I need to complete additional forms for a Service Animal or ESA?

    Possibly. Applicants or tenants may be required to submit a Reasonable Accommodation Request Form and supporting documentation as permitted by law.
